Two three-bedroom houses on the same street can differ enormously. One has been half emptied by the family already. The next has a floored loft packed to the hatch, a garage that has not been opened in fifteen years, and a shed behind it. Same house on paper — completely different job.
That is why we will not give you a firm figure before seeing a property, and why you should be wary of anyone who does. A price quoted blind is a guess, and guesses get revised upwards once the van is on the drive and your belongings are half loaded.

Everyone asks about bedrooms, but we price on volume. What matters is how many van loads come out of the property, which is why the loft and the garage often matter more than the bedrooms do.
A bungalow with a driveway is a different job from a third-floor tenement flat with a shared close and no lift. Carrying everything down four flights takes hours longer, and an honest quote reflects that from the start rather than adding it on later.
Ordinary household furniture is straightforward. Certain items cost more to dispose of legally — fridges and freezers, mattresses, tyres, paint and chemicals, and anything containing asbestos, which needs specialist handling.
Occasionally a property contains genuinely saleable items, and that can be reflected in your quote. We will always tell you if we think something is worth more than its scrap value rather than quietly loading it into the van.
