Most people have never seen a house clearance done properly, so it is hard to know what you are buying. This is a recent job in Airdrie, shown room by room — what was in it, how we worked through it, and where everything ended up.
This was a full property clearance in Airdrie — every room, plus the loft. The family had already taken out what they wanted to keep, which is the usual position we are called into. What was left was thirty-odd years of ordinary living: furniture, white goods, bedding, boxes in the loft that had not been opened in a very long time, and the general contents of cupboards and wardrobes.

The loft and the back bedroom held the bulk of it. That is almost always the case — the rooms nobody uses become the rooms everything goes into, and the volume in them is consistently underestimated. We work room by room rather than dragging everything into the hall first. It keeps the house usable while the job is running, which matters when family are coming and going, and it means each room gets a proper sweep-through as it is finished rather than a rushed tidy at the end.
Fitted shelving and wardrobes came out too. People are often surprised that this is included — a clearance that leaves the fixtures behind is not really a clearance, and an estate agent or incoming tenant will notice immediately.

Where it went
Sorted, not tipped
This is the part nobody photographs, so here it is. Everything that leaves a property goes to a licensed transfer station and is sorted — cardboard, metal, wood, textiles and electricals all separated for recycling, with only the genuine residue going to landfill.
We have been SEPA registered since 2013, and that registration is what makes the difference between a clearance and fly-tipping. If a clearance company cannot give you their waste carrier number, the legal liability for where your belongings end up stays with you, not them — a detail worth knowing before you book anyone.
